Clear Scope When Additional Work Is Needed
When needs fall outside day-to-day management, additional services are scoped in writing and approved before work begins.
Lease Renewal
Rent review, owner recommendation, resident coordination, renewal preparation and updated documentation.
Move-In Condition Report
Photographic condition documentation, access recording and move-in coordination.
Move-Out Condition Review
Condition documentation and comparison with available move-in records. Repair costs, third-party services and legal advice are separate.
Annual Property-Protection Inspection
A general visual condition review, maintenance observations and owner-facing documentation. This is not a code, engineering, environmental or specialized inspection.
Additional Owner-Requested Inspection
Additional non-emergency property visits outside included inspections and ordinary maintenance activity.
Routine Maintenance Coordination
Request intake, communication, approved-vendor coordination, owner authorization and completion documentation.
Capital-Project Oversight
For approved renovations, replacements or non-routine projects requiring additional bidding, scheduling, documentation or oversight. Scope and any oversight arrangement must be approved in writing before work begins.
Eviction and Legal-Process Coordination
Eways may coordinate documentation and communication with qualified counsel and other professionals. Attorney fees, filing fees, court costs, service fees, locksmith charges and other third-party expenses are separate. Eways Capital does not provide legal advice.
Insurance Claim or Major-Loss Coordination
Major claims, remediation, reconstruction or extended-loss coordination falls outside ordinary monthly management and requires a written scope.
Maintenance Reserve
An owner-funded reserve is required for each managed property
The reserve is owner money held or accounted for through the approved property-management financial system—not an Eways management fee. The amount is set during onboarding and may be higher for older, luxury, furnished, remote or maintenance-intensive properties.
Portfolio Arrangements
Owners with multiple properties may qualify for tailored arrangements based on property type, location, condition, rent level, service needs and operational efficiency.
- One to two properties: standard service scope generally applies
- Three to five properties: portfolio arrangements may be available
- Six or more properties: custom management proposal
- Luxury, furnished, multifamily or unusually complex properties: custom proposal
All arrangements are subject to eligibility and confirmed in writing in the executed management agreement.
