Landlord Decisions
Renting or Selling Your Northern Virginia Home: A Decision Framework

The two questions that matter
The rent-versus-sell decision is really two decisions. The first is financial: which path better serves your goals given realistic rent, realistic costs, and realistic value. The second is personal: do you want to be a landlord?
Start with the second. If you have no interest in managing a property — directly or through a manager — the financial comparison barely matters. A good rental only works if someone is willing to operate it well.
The numbers, honestly
For the rental path, list what you can actually defend: market rent today, vacancy allowance, routine maintenance, a reserve for major repairs, HOA, taxes, insurance, and management. Be honest about turnover cost.
For the sale path, list net proceeds after closing costs and any repairs needed to list. Then weigh that against the equity you would keep working in the rental.
What this is not
Neither path is guaranteed. Rent can fall, costs can rise, and value can decline. This framework helps you compare two uncertain paths — it does not remove the uncertainty.
